Each individual over the age of 18 must show a photo ID to tour an apartment.

What are your fees and monthly charges?
The following fees and monthly charges apply. Charges are subject to change without notice. Additional fees may apply.
Application & Holding Fees
The following fees are due in full at the time of application and are required in order to reserve an apartment. We will only accept payment by check for all application and holding fees.
Application Fee: $35 per applicant.
Security Deposit: Minimum $300 to a maximum of 1/2 of your first months rent.
Holding Fee: n/a
Other One Time Fees
Other Fees needed to lease an apartment may include, but are not limited to: Administrative Fees, Amenity Fees, and Refundable and Non-refundable Pet Fees (see Pet information for more details).
Administrative Fee: $100
Monthly Recurring Charges
We will accept personal checks, cashiers checks, money orders, or electronic ACH payments via the self-service Resident Portal.
Rent: Variable, rent per lease agreement.
Trash Fee: $10, monthly trash fee.
Water, Gas & Electric: Variable, monthly charges varies based on individual usage and numbr of occupants.
Basic Cable: $89, monthly cable fee.
Basic Phone: $60, monthly phone fee.

Are pets allowed at the property?
Yes.
Are there specific pet apartments? No
What pet types are allowed? Dogs and cats.
What is the maximum number of pets allowed per apartment? 2 pets are allowed per apartment, with a maximum of 2 dogs or 2 cats.
What is the pet weight limit? There are no weight limits.
What is the pet age limit? There are no age limits.
What breed restrictions do you have for dogs? The following dog breeds (or mixes thereof) are expressly prohibited at this community: Dobermans; Rottweilers; Mastiffs/Bull Mastiffs; Great Danes; Chows; German Shephards; Akitas; Malamutes; Pit Bull Terriers; American Staffordshire Terriers; Yankee Terriers; and Wolf Hybrids.
What is the non-refundable pet fee? $200 for 1 pet, $300 for 2 pets.
What is the monthly pet rent? $30 for 1 pet and $45 for 2 pets

What lease terms are available?
3 to 12 months.

Do you offer short term leases?
Yes, 3 to 5 month leases must pay a $125 fee per month and 6 to 11 month leases must pay a $50 fee per month.

Do you offer furnished apartments?
Yes.

Yes.

What are the income qualifications?
Your monthly income must be equal to or greater than 2.75 times your monthly rent payment.

What is acceptable “proof of income” to sign a lease?
You must submit either a copy of last two paycheck stubs or a copy of your offer letter.

What happens if I qualify for an apartment, but my roommate does not?
Each person must complete an application and will jointly qualify for the apartment. Individual credit scores may influence the required security deposit, or whether application is approved or denied.

What happens if I break my lease?
You must pay an early termination fee equal to two months' rent.

Can I change to a month-to-month lease plan after my first year?
Yes, there will be a fee of approximately $200 added to each month's rent.

A friend would like to stay at my apartment for a month, is this allowed?
Yes, however, they must first submit an application and undergo credit and criminal background screenings before they can be added to your lease.

Can I install a satellite dish?
Yes, however, specific rules do apply.

Do you have any preferred employer discounts?
Yes, the $35 application fee is waived for our preferred employers.

What is the size and layout of your apartment building(s)?
2 story apartments on top and bottom with 8 to 16 units per building. Each apartment has a private entrance. Each apartment also has a private balcony or patio.

Does the property have a fitness center?
Yes.
What equipment is available in the fitness center? Our fitness center contains 4 treadmills, 1 life cycle bike, 1 elliptical machine, 1 universal machine, and a yoga streching room complete with fitness balls, jump ropes, small pound free weights.

What hours can I access the fitness center? The fitness center is open seven days a week, from 5 a.m. to midnight.

Does the property have a swimming pool?
Yes.
Is your swimming pool heated? No.
How many lounge chairs do you have around the pool? Our pool area contains 20 lounge chairs, 20 chairs and 6 tables with umbrellas.
How many guests may your residents invite to the pool? We allow 2 guests per resident.

What other amenities does the property offer that your competitors may not?
We offer a basketball court, a tennis court, a walking trail around our pond, a yoga stretching room and free WIFI at our clubhouse and pool area.
What is your favorite property amenity, and why? Our fitness room. It contains a large screen TV that you can watch while you work out and there are plenty of treadmills so one is always available.

Does the property have reserved surface parking?
Yes, 1 covered carport is assigned per apartment with the exception of building #26 which does not have carports.

Does the property offer on-site recycling?
Yes.
What items can be recycled? Glass, paper and plastic.

Does the property offer any special monthly events for residents?
Yes, we have monthly resident events such as community garage sales and ice cream days.

What unique features do your apartments offer?
Select units feature crown moldings, double kitchen sinks, fireplaces, and walk in closets. Our one bedroom units feature double door walls.
What is your favorite feature in your apartments, and why? The double door walls, because they allow extra light in and extra fresh air in the unit.

Are gas grills permitted at your property?
Yes.

Is there any additional storage space available at your property?
No.

Are residents permitted to paint their apartment?
Yes, however, some rules do apply.

Where is your property located?
We are located off Dexter road in between Miller/Maple Road and Wagner road. We are just beyond several residential homes on both sides of Dexter Road.
What is the nearest shopping center or mall in the area? Briarwood mall is seven minutes away and just around the corner is plenty of shopping including grocery stores, fast food, video store, movies and more.
What are some of the top stores at this shopping center and mall? The nearby shopping center features Plum Market, an organic specialty grocery store. Briarwood mall features great stores such as VonMaur, JcPenney and Sears.
What restaurants are in the area? Ann Arbor is known for its many resturants and it's diversity, all within minutes of Arbor Landings.
What is the name of the school district in the area? Ann Arbor Public Schools.
What is the name of the elementary school, middle school and high school that your residents attend? Abbott Elementary, Forsythe Middle & Skyline High School.

When is my monthly rent payment due?
Monthly rent payment is due by the 1st of each month.
When is my monthly rent payment liable for a late charge? Monthly rent payments are liable for a late charge on the 4th of each month.
What is the late charge if I do not pay my rent on time? You would be charged a fee equal to 10% of your monthly rent in addtion to any special you might have received that month. For example: If you get $100 off your rent per month as per your lease, that special is taken away for the month you are late.

Am I required to have renters insurance?
Yes. Renter's insurance is required for every new apartment lease. Minimum coverage amount required is $25,000 in personal liability coverage. You may use our preferred renter's insurance company (visit our Resident Link page for more information), or you may secure coverage with any company you choose. Proof of insurance must be provided upon move-in, listing all residents 18 and over on the policy. Apartment home address and coverage dates must match address and dates on your lease.
